Building defects occur for a variety of reasons, in new builds and older buildings. They may be obvious (patent defects) or hidden (latent defects).
In new homes, defects may be as a result of designers, suppliers or contractors. There is usually a ‘defects liability period’ once the build is completed to allow the contractor to remedy any defects.
However, according to the 2016 English Housing Survey, 56% of English housing stock was built prior to 1965. With the majority of homes over 50 years old defects are common.
In historic buildings, a defect may occur due to a combination of factors. This could be a change in use, poor maintenance, weather problems etc. Common issues include:
